Little villa on two levels of 165 sqm. surrounded by fully fenced garden and olive grove. The house is a typical tuff stone building, totally renovated with reconstruction of the roof, consolidation of the floors and the entire structure but preserving the original features as possible. It has two entrances with stone portals that lead to the two levels connected also by an internal staircase. The ground floor is divided into two large rooms with wonderful exposed brick cross vaults, interspersed with brick arches and having windows towards the garden. The vaults are not too high and opposed to a beautiful tiled floor, give the rooms a warm and welcoming atmosphere. The first room is used as a large living room / dining room, the other as  kitchen / dining room with a rustic and simple built-in kitchen with appliances concealed. A small room has a wooden staircase with 'alternating step' that leads upstairs. The first floor has a spacious hall, a bathroom with shower, two bedrooms (double + single) and a living room / study with beautiful fireplace; flat or vaulted ceilings and rustic ceramic floors. The first floor can be reached directly by a masonry and stone staircase that leads into the living room. There is trap door with retractable ladder to go up to the attic and out to the roof.

The roof of the house has been redone with wooden frame placed on concrete steel, is insulated with cork panels and covered with traditional tiles. The floors are tiled or rustic ceramics. The windows are traditional wooden and with seals, double glazing, mosquito nets, robust security grilles in iron and / or external hatchbacks. The heating is by a gas boiler inserted in an autonomous space under external staircase and radiators on the wall; air conditioning in the bedroom. 3 kw photovoltaic system integrated on the roof pitch facing south. The land surrounding the house (800 sqm) is totally fenced, largely a lawn and used as garden with hedges, trees and perimeter lighting, partly paved with rustic betonelle; a sector is an olive grove with a dozen adult and productive plants. There also is a small structure used as a tool shed.

Tocco da Casauria is located on a hill 356 metres above sea level.  Against the backdrop of the Majella mountains, it overlooks the Pescara valley and has plenty to occupy enthusiasts of hiking, mountain biking and paragliding.  There is even skiing less than 35 kms away.  The Majella National Park is also popular with nature lovers as it is famous for its extensive variety of flora and fauna.
