This marvellous property is located in the enchanting area of Valle del Fino. It is on a hilltop which enjoys a 360° degrees view towards mountains and sea.
Almost the entire hill comes with the property and comprises a 11.5 hectares agricultural plot of land, all in one block. It is cultivated with fruit trees and olive trees and has two artificial lakes filled from rainwater which is used to irrigate the land.
A good part of the land is almost flat, especially on the west side, and offers the possibility to build a swimming pool, enlarge the living accomodation with bunglows/annexes, create a car and/or van park and so on. This is one of the features that makes this dwelling perfect to run a business.
The building, which has a rectangular shaped plan with the courtyard in the centre, dates back to the first years of the XIXth century and is composed of the main house, the garage and the terrace. It is the typical Italian-style farmhouse which has apparently been used as a “silkworm-farm” in the past. Being so old, the house has many traditional features like the wooden roof, the cotto-tiled floors, the wooden shutters and windows, the vaulted ceilings and so on, all of which have been painstakingly renovated and preserved to maintain their original sense of charm and authenticity.
The house is on two levels and hosts a floor area of about 220 sqm divided as follows:
- massive tavern (to be eventually used as lounge and dining area for family and guests), kitchen with vaulted ceilings, toilet and bathroom on the ground floor;
- a spiral staircase leads to the upper floor which comprises a sitting room with fireplace, two large double bedrooms, a living room/studio and, last but not least, a huge terrace (82 sqm) where you can enjoy enchanting views over towards the Gran Sasso mountain chain and the green hills.
The ground floor also hosts a cellar/storage room with brick-exposed vaulted ceilings, another room which is currently used as bedroom with enough space to create an ensuite bathroom and the garage (32 sqm) in which you can find a spare water-tank.
The property is accessible via a private gravel drive directly off the main provincial road.
This dwelling is ideal for operating a tourists' related business such as a B&B/Farm guest-house/Self-catering holiday-home etc. as it offers amazing views, great privacy, good access, large spaces and so on.
The property is situated at about 4 kms from the medieval hill-top town of Montefino which offers basic amenities like the post office, bank, mini-market, schools, pharmacy, gym and so on. Within easy reach are also other villages like Castiglione Messer Raimondo (6 km), Cellino Attanasio (6.5 km) and the medieval quaint village of Appignano (4 km). The nearest larger town is Atri (16 km), which is a marvellous old hill-top town enjoying spectacular views over mountains and sea as well as the Calanchi Natural Reserve, thousand years-old erosion furrows.
Montefino - Teramo Province
A small village of about 1036 inhabitants. It is named after the River Fino which flows below the hill where Montefino is located, some 375 metres above sea level.
The village still has the appearance of a fortified village with the remains of its medieval walls and ancient layout. Montefino has a few facilities but for a greater choice of banks, restaurants and shops, the larger town of Castiglione Messer Raimondo is close by, about 10 minutes by car.
The area, surrounding Montefino, is cultivated with grain and olives and each year there is the Sagra dell’olio, a festival to celebrate the local olive oil.
