This property is situated at 550 metres above sea level and enjoys magnificent views towards the Gran Sasso range, the highest group of mountains in central Italy. It also has distant views to the Adriatic sea.
The house was built to a high specification including being 'anti-seismic' - it is built on big reinforced concrete pillars that flex with any ground movement - which is a big bonus out here in Italy. There has been absolutely no damage during the earthquakes, although the earthquakes have not been in this area.
The villa is on 3 floors (total of 406 sq. metres), each one with an independent apartment. Mains electricity, water and mains drainage are installed, as well as a telephone land line and Internet Broadband.
The smallest of the apartments is on the lower ground floor and has 1 double bedroom, open plan living room/kitchen and bathroom. There is direct access to the garden.
The ground floor apartment has a living room, dining room, kitchen, 3 double bedrooms, bathroom and cloakroom/shower room. Terraces and balconies can be accessed from all rooms.
On the first or top floor which is reached by an external spiral staircase is an apartment consisting of a living room, kitchen/dining area, 2 double bedrooms, bathroom and a cloakroom/shower room.
The rooms have direct access to private outside terraces and balconies from which the views can be enjoyed to the full.
The 3 apartments are also connected by an internal staircase, so the house could be used as a single property and the accommodation adjusted to provide more bedrooms if desired.
There has recently been added an industrial sized 'stufa' (wood pellet stove) which has been installed in the ground floor apartment and is programmable, eco-friendly and very easy and economical to run. This stufa has been connected to all the radiators in the ground floor apartment. The system has been inslalled in such a way so that it would be very easy to connect it up to the other two apartments at a later stage. It means that the property is no longer dependent on bottled gas for its central heating.
There is a good sized garden with an above ground 6x4m Scandinavian Plunge pool. The property includes approximately 1 hectare of land of which 1200 sq.m is building land ('edificabile'). The property includes a mature olive grove and fruit trees.
The property has been rented out as holiday accommodation (see website www.holiday-villas-abruzzo-italy.com) for the last 9 years which the present owners are willing to hand over as a going concern, complete with website, good quality Italian furniture and all other household necessities.
The owners will also consider a property exchange with a prospective buyer in the UK.
Supermarkets and other shops are a 10-15 minute drive away in Piane.
